State of Downtown Report Now Available

“Without a doubt, a lot has changed in Downtown Atlanta over the past year.” Those were the words of A.J. Robinson, President of Central Atlanta Progress and the Atlanta Downtown Improvement District, speaking to the nonprofit’s members last week.

In stark contrast to a year ago, Downtown’s streets on a typical weekday are alive with an eclectic blend of students, office workers, residents, and visitors. And in terms of foot traffic, this last weekend was undeniable proof of Downtown’s vitality as hundreds of thousands of concertgoers flocked to Mercedes Benz Stadium and State Farm Arena.

It’s no surprise then that the outlook provided by CAP’s newly released State of Downtown report forecasts a boom in residential development and the continued growth of retail and restaurant options.

The report was revealed last week at a special briefing for CAP members held at the National Center for Civil and Human Rights. Robinson led the event, which also featured Courtney English, Chief Policy Officer and Senior Advisor to Mayor Dickens, who spoke about the City’s new Neighborhood Empowerment initiative.

Exclusive data and metrics about Atlanta’s city center are accompanied by easy-to-understand graphs in the publicly available report. It highlights four key takeaways about what’s changed over the last year and what to look forward to:

• Downtown Atlanta is going through a residential resurgence, growing 35% over the past decade
• Downtown is home to a diverse business community, with 12 new retail businesses opening in 2022 and 10 more planned for the next year
• Average daily rates at hotels exceeded pre-pandemic figures
• $3.8 billion in projects are under construction or planned, setting the next stage for Atlanta’s growth
